What happens if a tenant does not pay their rent?

On all the buildings and on all the apartments we try to set up what is called a guarantee of unpaid rents. And so if the tenant no longer pays, it will be the insurance that will cover the unpaid. The insurance will guarantee us that the return is not impacted, because we continue to recover all the rents.

On the other hand, what can impact the yield at the level of the platform, it will be the rental vacancy. Imagine a tenant who decides to leave, I will be able to put in a new tenant but it will take me between 1 and 3 months sometimes more and therefore during this period no rent will be paid. If no rent is received, they will not be returned to investors during these 1,2 or 3 months of rental vacancy. To minimize the impact, we invest as much as possible in apartment buildings, i.e. buildings with a minimum of 4 to 8 apartments, which allows us, in the event of rental vacancies, to always have 70% tenants who continue to pay the rent and therefore the yield is very slightly impacted. It will be able to be impacted downwards in the event of rental vacancies, but conversely, it can also be impacted upwards, so this yield can be reassessed if we are able to reassess rents over the years.

All of the rental leases that we sign with tenants include the ability to reassess according to an INSEE index, the amount of rent paid monthly and therefore rents will increase to keep up with inflation (which is strong increase at the moment) and therefore increase your return in relation to your money invested with the security of an unpaid rent guarantee that allows an optimal risk return ratio.
